Gabriel Couto in the rehabilitation of the Variedades Theater in Parque Mayer

The construction company signed a five million euro contract with Lisboa Ocidental. The theater was originally opened in 1926.

The construction company Gabriel Couto is responsible for the rehabilitation and reconstruction of the emblematic Teatro Variedades, in Parque Mayer, in Lisbon, and this contract was awarded by the entity Lisboa Ocidental, SRU - Sociedade de Reahabilita Urbana. The contract for the contract has already been signed between the parties and provides for an investment in the order of five million euros, with a global contracted term of 540 days.

The construction company will therefore be responsible for yet another urban requalification and rehabilitation project, which will give a new life to the mythical Teatro Variedades and has the signature of the architect Manuel Aires Mateus.

This project is part of the intervention in the Parque Mayer enclosure, the building being included in the Parque Mayer Detailed Plan area. “The requalification of Teatro Variedades is based on a concept of global intervention in order to rehabilitate the main spaces and complete them with a new functional environment, including the exterior, accesses and technical support areas”, says the construction company.

The Variedades Theater began to be built in 1924 with a project by Urbano de Castro, in the place where the gardens of Palacete Mayer, in Lisbon, were located. Completed and inaugurated in 1926, it became the second theater, after the Maria Vitória Theater, from the enclosure that would come to be known as Parque Mayer.

In 1966 it suffered a fire, it was recovered and, already in the nineties, after having undergone a renovation of its interior, it served as a stage for television programs, but a few years later, even before the end of the century, it would close doors not to reopen.

“The whole building complex has some constructive weaknesses, derived in part from the randomness of the techniques employed and, in particular, from the unruly form of the buildings themselves. The passing of the years and the lack of maintenance have aggravated these weaknesses, having even led to the ruin and collapse of part of the construction, as is the case of the body of the dressing rooms, in which the infiltration of water through the roof led to its collapse and consequently, it facilitated the entry of water into the walls and floors, leading to the total destruction of some divisions ”.

The general project of the work includes the expansion and remodeling of the existing facilities, through the recovery and rehabilitation of its main room and the stage, the construction of a new surroundings to them, and a total intervention in the coverage.

The intervention aims to revitalize the building as a space for shows, in continuity with its previous activity, adapting it to contemporary legal and technical requirements. In the existing elements (walls, floors and ceilings), the recovery or replacement of the finishes will be carried out with compatible materials in order to preserve its essence. It should be noted that Teatro Variedades is classified in the Municipal Public Interest Building on Avenida da Liberdade.
